Planning Approval
The need for Planning Approval for the conversion of a garage into part
of a habitable dwelling is a grey area with many Council Planning Departments.
What is considered to be ‘Permitted Development’ in one area
will require Full Planning approval in another. This is due to the local
policy changing from council to council.
One of the main reasons that this differs so greatly, is the council’s
policy with regards to the provision of car parking, especially in areas
of high density development. Many councils count the garage as one parking
space, even though it will seldom be used as such.
In some instances the authority will give their approval subject to the
condition that an additional parking space being provided – ie;
part of the front garden is paved.
